Marketing Your Home
Marketing your home will be one of the most important things I do. The Lowcountry is experiencing a buyer’s market, which means that for every prospective buyer, there are approximately four homes they may see that meet their search criteria. My goal is to prepare and market your home in such a way that it sits at the top of a buyer’s list of choices.
I market extensively to all buyers, using both print ads and internet ads, as well as direct mailers and company email programs. As buyers become more sophisticated, I have found that internet advertising has become increasingly important and I focus a great deal of attention to this avenue.

This is a comprehensive listing of property on Hilton Head Island and the surrounding Lowcountry. This gives your property exposure to over 1,300 agents and vastly broadens the avenues for buyers to receive information on your property.

This is the most highly used website for real estate buyers who choose to do their research on the internet. I have an upgraded enhanced listing package that includes multiple photos, additional contact information, extra descriptions, and Featured Listings.
MLS Tour – Hilton Head Island and Bluffton
Your home will be included on the MLS Tour of New Listings. The Hilton Head Tour is conducted on Wednesdays and the Bluffton Tour is conducted on Thursdays. This allows all agents an opportunity to see your home and offers the most viewing potential.
Advertising in Local Publications
In addition to internet advertising and Featured Online Listings, your home will be promoted in our local newspaper, the Island Packet, and various real estate magazines whereby your home will have great exposure.

Preparing Your Home For Sale
Your home can be sold quickly and at a fair price. The following tips have proved invaluable to owners and are worth your special attention:
Get rid of clutter. Throw out or file stacks of newspapers and magazines. Pack away most of your small decorative items. Store out-of-season clothing to make closets seem roomier. Clean out the garage.
Let the sun shine in! Open draperies and curtains to show how bright and cheery your home can be. Wash your windows and screens to let more light into the interior.
Keep everything extra clean. Wash fingerprints from light switch plates. Mop and wax floors. Clean the stove and refrigerator. A clean house makes a better first impression and convinces buyers that the home has been well cared for.
Get rid of smells. Clean carpeting and drapes to eliminate cooking odors, smoke, and pet smells. Open the windows.
Put higher wattage bulbs in light sockets to make rooms seem brighter, especially dark rooms. Replace all old bulbs.
Make minor repairs that can create a bad impression. Small problems, such as sticky doors, torn screens, cracked caulking, or a dripping faucet, may seem trivial, but may also give buyers the impression that your home is not well maintained.
Tidy your yard. Cut the grass, rake the leaves, trim the bushes, and edge the walks. Put a pot or two of bright flowers near the entryway.
Patch holes in your driveway and reapply sealant, if applicable.
Clean your gutters.
Polish your front doorknob and door numbers.
Bathrooms sell houses, so make sure that your bathrooms shine!
Remove all unnecessary items that may clutter space. This includes closets.
